The house is nestled in the serene and family-friendly area of West Melbourne on the Space Coast. We are located on the East Coast of Florida . This prime location allows quick access to top restaurants, shops, attractions, and landmarks. Nature lovers will enjoy the proximity of sun-soaked beaches. The ocean is close by!

★ PETS ARE WELCOME ★

Kennel on site for guests to use if you wish to secure your pets while away for the free day. A maximum of two pets can be brought to the home, 30lb or less. $150 pet fee. Please message if your dog is larger.

★ COVID-19 SANITIZATION ★

Heath, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out.

★ SPA HEATING ★

We have a propane heater that we provide 4 gallons per night free of charge. Additional usage is charged at $5 per gallon. Please note- 4 gallons will heat the SPA for 2-3 hours. ***The pool is NOT heated*** Max hot tub temperature is 100 degrees for safety and cannot be altered.

Please leave the pool vacuum in the pool at all times. It runs from 8am-6pm.

Feel free to contact us at any time to make the necessary arrangements, if you are heating more than your allotment. Reminder- the pool is not heated, and cannot be heated.

★ QUIET HOURS/ NO PARTIES ★

We ask you to respect quiet hours between 10PM-8AM (Melbourne city ordinance). During this period, music should be lowered, and voices/sounds should be kept low to ensure neighbors are not disturbed. Our home is equipped with Noise Aware- a decibel monitoring system. It does not record, it just alerts us if decibels exceed the threshold during quiet times. Please do not tamper- charge will be $250 if you're caught tampering.

***We do NOT allow any large PARTIES (guests in large excess of what is on your reservation) or EVENTS to be held at the property at any time of day*** Max guests is 12 at anytime. Day or night.

★BUGS & CRITTERS★

Please be aware that this is Florida. If you don't want bugs, mosquitos, spiders, snakes, armadillos, lizards, iguanas, raccoons, palmetto bugs, deer and/or cockroaches in the house, please do not leave the door open. We do not give refunds for bug and/or animals found in or outside the property. We do have a monthly pest service in place. We do have dangerous animals located on the property at anytime. This property is located in a tropical climate zone. It is possibly, but not likely to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as bugs, including, but not limited to ants, bees, palmetto bugs, love bugs, roaches, fruit flies, etc. on the property.

★FL Weather★

We are not responsible for FL weather changes / delays leading up to and during your reservation. In the event of a storm, our cancellation policy stands. In case of hurricanes or in-climate weather, due to necessary repairs, certain amenities may be closed and unavailable during your stay. We cannot guarantee the availability of each home's amenities.

★ Cameras ★

We have a Ring doorbell that records movement and faces towards the road/entryway. We also have a Ring Floodlight that faces and records movement on the driveway. The garage door opener also has a camera that records movement facing outside the garage.

No smoking indoors. No loud parties, please be courteous of the neighbors. While we are pet-friendly, we cannot guarantee the rear yard to be escape-proof. Please monitor your dogs.
